For Oceanside real estate it’s been a very strong summer, finally a sellers market. Home prices have reached a 6 year high in North San Diego County.

Inventory is low and interest rates are low. The inventory of homes available for sale in Oceanside and San Diego county fell to 1.3 months. (This is how long it would take to sell the current listings on the market if no more houses were listed for sale.)

The economy is on an upswing, people are feeling confident and buying homes. It’s been awhile since I’ve seen the Oceanside real estate market with this favorable of seller conditions.

Buyers are now snapping up homes while interest rate are low and affordable. This is bringing the once excessive home inventory way down and driving prices up. The levels of foreclosed homes, and short sales is down because banks have cleared the backlog of distressed properties. Rates of defaults and foreclosures are falling and were lower in August than they’ve been in the past 6 years. So I don’t expect many distressed properties to come on the market in the near future.

Prices are rising, in fact in 2 of the last 3 months home prices have risen over a year ago. The median price of a home in San Diego is now $456,000. This is up 3.8% over July and 5.3% over August.

Oceanside home sales have reached a 6 year high, up 17% from July and a whopping 39% over August 2011. Lately most of the homes I’ve seen for sale in Oceanside have been conventional home sales, not distressed properties. Homes are selling for the asking price and sometimes even more. I’m getting multiple offers on most properties, and I’ve even seen some bidding wars.
